We have stayed on Topsail Island several times, but this was our first time using this rental company. We had a great experience. Pricing was upfront, with no hidden fees, and linens were included! Digital paperwork and keyless entry made check-in and check-out really easy.

We had a great experience at our rental in Topsail NC and with the reality company. Easy check in and check out. Property was clean and linens were nice. Maybe bring an extra blanket if you get cold at night. Property is across from public beach. It was easy to walk across. We even had our 85 yr old parents and it was doable. Sunsets were very pretty.

We rented Fit To be Tide in North Topsail the first week in June 2024 and it was a disappointment to say the least. We have rented this property before and for whatever reason, either Carolina Retreats or the owner (or both) have really sold out for the money, it seems. When we checked in, we noticed that a portable supplemental A/C unit was operating on the upper floor. This is because the regular A/C was not working. Problem is that the small supplemental unit could not cool the entire floor; essentially making the master bedroom an oven. This was never disclosed prior to the rental. On Wednesday, the supplemental unit overheated and shorted out at the outlet tripping the breaker and shutting down other circuits in the house resulting in no A/C on the upper floor. The circuit was restored but the management rep that came to the house said that shorted electric outlet was not his responsibility. An A/C tech came and cleaned out the condensate overflow to the main A/C allowing it to work for 1 night. Next day it was broken again. This time I filed a complaint to Carolina Retreats and this was part of the response I received: We use portable units as a temporary remedy while HVAC units are broken or not working properly. I am sorry to hear that the portable tripped out on you and I am going to make sure our property services team are aware of this so they can take a look at that outlet or the portable unit. This may need to be looked at by an electrician. So it appears that Carolina Retreats knew the AC was inoperable and failed to disclose the need for supplemental air conditioning at rental. They made no attempt to offer any compensation or address the situation – or have an electrician come by to check why the supplemental unit shorted out. This is basically dishonest and unsafe. These properties are expensive and I feel they misrepresented the property to us. In addition, a sink in the master bath was clogged and useless, the exterior electric outlets did not work, a rusted and 3 legged BBQ grill was not removed, there was a broken chair on the upstairs deck and some of the screens and sliding doors were frozen and in disrepair. I don’t remember the property being in that condition at all when we last stayed. I can only imagine that these issues will only get worse during the intense summer heat and frankly when the rates for the property go up during the high season. I’d avoid this one for sure and Carolina Retreats. Not at all as advertised.

"Dune Our Thing" at N. Topsail Island was a beautiful place to be. The home was spacious, the layout was great, and the views were stunning! Not to mention the owner, such the gracious person.

We had an excellent experience in renting a vacation home in Topsail, NC with Carolina Retreats. The process was easy. The home was immaculate, well decorated, with a stocked kitchen right on the beach. We had a question and the response from Carolina Retreats was handled within minutes. We will definitely be back and use Carolina Retreats to book further vacations!

We contracted with Topsail Realty to rent our beach house. It was never rented in a 5 month period. We have never had problems with finding a long term renter and this company never showed it. They couldn't do anything unless the owner was there. Terrible organization.

Very helpful a few years ago finding a condo on the beach close to the water for my 94 year old mother. Mom has passed away since, but I have wonderful photos and memories. I gotta go back so I will be contacting Topsail Realty soon.

*UPDATE* We departed the property four days go and haven't had anyone from management follow up or reach out to address ANY of these concerns. Today, 8/6 the company said my concerns have been addressed but no one has even contacted me! It's very rare that I write a one star review but unfortunately Topsail Realty refused to take simple steps to make our stay right. We have used this realty company before and not had any issues but honestly I am so disappointed in this visit. We paid $5000 for a duplex which was very mis advertised. The photos made this place look worth $5000 but I would've paid $2500 max after all of the issues we had. The houses to our left and right had comparable pictures and were only $2500 for the week and are not managed by Topsail Reality. We should've never booked with Topsail Realty. From the moment we checked in, we experienced the following issues and were told the manager would contact me the Wednesday following our Saturday check out which seems strange. - the place looks a little run down -the walls have paint missing/chipping paint and the ceiling is falling in upstairs -the stairs are uneven and my mother in law fell and broke her toe and hit her head on the door frame -the doorframe in our bedroom looked like a dog chewed on it - the sinks and bathtubs didn't drain - none of the TVs worked except for the living room TV would occasionally work if there was enough internet to stream Netflix - the lawn was unkept and had not been mowed unlike the properties surrounding us -the air filters hadn't been changed since September 2022 (we were all coughing from the bad air quality) I emailed the realty company upon checking in and didn't receive a prompt reply. I asked them to speak with the manager numerous times and they said he wouldn't talk to me until the Wednesday after we checked out. Topsail Reality confirmed there were not guests scheduled for next week. We asked if they could make this right by letting us stay an extra two nights and they said no and even wanted to charge us for a late checkout after all of the trouble we'd been through. I believe in giving second and third chances and this company refused to do ANYTHING to make up for the misinformation they shared in the photos and the lack of acknowledging or addressing our issues- Absolutely ridiculous. We will never use them again. There are plenty of other rental companies in the area we will be using in the future.

Had a wonderful relaxing vacation! Topsail Realty made the whole trip easy from start to finish! Easy checkin and out-contactless! We stayed at Sunray Cottage-loved that we could bring the dog! We did see a snake and mouse outside the property due to the trees and brush. Our only suggestion would be to add some more lighting outside the property it was kinda dark at night. Loved that linens were provided. Kitchen could use some updated pans. We would definitely book through Topsail Realty again! Sunrises are amazing every morning!

A perfect week! Our experience with Topsail Realty Vacations by Carolina Retreats was wonderful. Great communication from start to finish. They were always quick to respond to any questions we had. The entire rental process was very simple and all information regarding the rental was clearly explained. The house we rented, Good Tide-ings is a newer home with a superb kitchen, wonderful deck views of the ocean and sound and also a swimming pool. This home is well maintained and we liked it so much that we have booked it again for next summer! Many thanks to those at Topsail Realty!

We had a wonderful experience with Topsail Realty. The house was clean upon arrival and all but the upper bunk beds were already made with clean sheets. The house was well-stocked with kitchen utensils, games, puzzles, and books. The layout of the house was perfect for our large extended family. We had a few issues (none caused by the rental agent) which were handled quickly and efficiently. Every time we reached out with a question, the agent (Alyssa Grace?) was friendly, kind, and patient. Thank you so much for a wonderful vacation. We wish we were still there.

We rented 111 S Oak Drive in Surf City, which is billed as "Another Day in Paradise." The house itself appeared fine. We arrived on Sunday to find the trash can overfull. Topsail staff said someone would come to get the trash. Someone only came on Thursday, and took the excess overfull trash. In the mean time, animals spread that trash all over the yard. Our own trash had to remain in the house. Both the house and the yard smell like trash. Worse, the house was infested with fleas. We texted the company and included photos of fleas - and no one responded until the middle of the next day, after over a dozen calls and going in-person to their office. While we were out, they sent someone to inspect the house who claimed there were no fleas. Within ten minutes of our return from lunch, I collected ten fleas from the kitchen and sent Topsail a photo. They never acknowledged this photo. The manager, Danny Williams, refused to offer a substitute house, hotel, or any discount. He only offered to have pesticides sprayed while my 2 year old was in the home, or suggested we find somewhere to be for potentially while spraying was done. All of this spraying would be done on Friday, after we first reported fleas Wednesday. When I asked Mr. Williams if he would be okay exposing his child to pest spray, he brushed off my concerns and then rudely hung up on me. Eventually, someone from Topsail sent a pest control expert to come to the house to examine the problem who of course saw the fleas. This has been the worst travel experience of my life. Topsail Realty does not stand behind their homes and does not respect their customers. Mr. Williams was rude from the very first words from his mouth and as the leader of this company showed no empathy for a small child or a parent just trying to find somewhere safe for their child to sleep at night after paying Topsail Realty over $3,800.00. We went through their appeal process and they offered to refund a few hundred bucks, a fraction of the cost of what we paid them for a house infested with fleas and a yard full of trash. Take your business elsewhere.
