We had our family vacation at The Beach House this year. It was amazing!! The house was oceanfront and we could just walk the access path to and from the house. We walked to Pine Street and had dinner, drinks and some shopping. We will definitely rent again.

Thank you for making our stay on AMI an unforgettable experience. We received our text with our door code and from the moment we walked through the door our holiday began. Everything was clean and tidy and the complementary bottle of Prosecco was a nice touch. All the instructions in the online manual were easy to follow- the house was in a perfect position for the beach, Pine Avenue and the piers- the Dock an added bonus - we will be back - thank you Duncan.

Best vacation ever! Duncan was accommodating, responsive, and made the process a breeze, even when we needed to reschedule! The home was a perfect size and layout to suit our needs of 8 people (2 adults, 2 teens, 4 younger children) comfortably. There was plenty of seating between the front porch, back deck and pool area. The pool area is absolutely beautiful & spacious — we spent countless hours there. The outdoor shower and hoses were very convenient for rinsing off upon return from the beach. Included in the garage were some pool toys, a beach wagon, beach carts, beach chairs, sand toys - pretty much everything you could need! The beach was a quick walk down the block and truly is all that it is hyped up to be! Aside from the beach, our Spring Ave location was so close to everything! We enjoyed walking over to Pine Ave for shopping & donuts, lots of ice cream trips to AMI Beach Hut, went on a morning bike ride from Beach Bums, and most places deliver including groceries. We also took a short ride to go on a boat tour with Shore Things which was SO worth it to see wildlife & explore the islands. Leaving was hard and we can’t wait to visit again. I highly recommend booking with Duncan!

True Professional! Martha assisted my wife and I with the purchase of a gorgeous condo. Because of her stellar negotiating skills, we were able to purchase the unit below list price. She also expertly navigated through a few inspection concerns that resulted in a credit to us at closing. The entire process was stress free. Martha has an impressive business acumen, but it is her responsiveness, efficiency, integrity, and trustworthiness that set her apart. We were so impressed by her, we entrusted her to assist my elderly parents with the sale of their home. And once again she did an amazing job. If you are looking for a real estate agent, look no further. We are truly grateful for Martha and could not be happier.

Duncan was fantastic to work with! We booked a vacation rental house with this company. Before booking we asked about the size of the pool and they sent someone over to measure the dimensions for us. We had a couple questions about amenities before arriving as well and they were very prompt about responding. Finally, while we were at the house, the ice maker stopped working, the toilet developed a clog, and the pool was cloudy and in need of a cleaning. They delivered bags of ice to our house within 20 minutes, had a handyman at the house to fix the toilet within an hour, and had the pool company there to clean the pool 2 business days later. They also allowed us a slightly later check out at departure. We were very happy with how well we were taken care of! We’ll gladly book with Duncan again!! Couldn’t have asked for more.

We truly enjoyed our stay with Duncan Real Estate. Our cottage was clean,beautifully decorated and in the perfect location. We were pleased with the Duncan staff and their communication with us. Would highly recommend booking with Duncan.

Wonderful experience! Spacious, comfortable home, with front and back patios. Well-equipped kitchen. Tons of beach stuff which we didn’t get a chance to use because it was cold when we were there. Terrific location, only a couple blocks from the beach, and within easy walking distance of various restaurants. Quiet, away from the hustle and bustle. Great base to explore Anna Maria Island. We’ll be back!

This condo is so comfy and has everything we needed. The washer / dryer was so helpful! We loved being walking distance to Bridge St and our favorite restaurants of Wicked Cantina and Island Time! The kitchen in the unit has everything we needed. Check in was easy and having the beach chairs was much appreciated! This is our second stay here in a year and we will be back again! Can’t beat the location of this condo right on the gulf!

This vacation rental was a great place. Clean and spotless. Great location with easy access it had everything we needed. The house was spotless, well furnished thoughtfully, and extremely well equipped. The location is so peaceful just a block from the beach. I could tell that the owners really took time to make sure this was a great experience for any one staying in the home. The office staff from Duncan were always available, helpful, and very nice to deal with. I recommend this rental home and company. Will definitely planning another trip to this beautiful property. The photos online do not do this place justice; it was truly awesome. Spacious, clean and two minutes to the pier on the bay side where you can watch the sunset. A short drive to the Sandbar restaurant and the beach. Customer service was spectacular! I would definitely book here again. The only down side is the parking; only space for one car and maybe a really tight squeeze for a golf cart.

We had the BEST vacation and loved our condo! Great communication - easy process. It was so easy to gain access to unit and pool area with the entry code. 100% coming back!!

The Coral Beach House was completely stocked with everything we needed for our family. The Duncan Realty was on top of their immediate correspondence. The property was spacious and well decorated. The pool was an amazing temperature and the seating available was literally enough for 24 people outside and another 12 in the patio area. I thank the owners for offering the space to rent.

We recently rented the "Hidden Pearl" on Holmes beach for a week. Accommodations were top notch. Condo was clean and recently updated. Duncan Real Estate was extremely responsive and easy to work with. The ceiling fan in one bedroom was not working on arrival. Within a couple hours the repair was made. Duncan real estate was also able to accommodate a late checkout due to flight delay and mail home some items left behind. Overall great experience!

Property was perfect for the 3 of us, right on the beach and centrally located on Anna Marie Island. Management was very communicative and when my trip was delayed by a day the stepped up and worked with my new travel schedule. We highly recommend this 2 bedroom beachfront rental to any couples or family as their ideal getaway!
