The SoCoastal Difference

Each member of the SoCoastal team lives in, has lived or frequently visits the Grand Strand. We leverage our first-hand knowledge of and experience with the Myrtle Beach and surrounding areas to offer both our guests and partners an authentic and high-level quality of service that our competitors can't.

Real-world experience and a track record of proven success, specifically in the Myrtle Beach area tourism industry, is what we feel separates SoCoastal from the rest. Every vacation rental market has different variables and conditions - and the Grand Strand is one we're proud to know very well.

With a diverse professional background in Property Management, Real Estate and Golf Packages, we fully understand that every business operates differently, has different goals as well as different needs.

Unlike the other guys, we don't have a "set it and forget it" approach to working with our partners. On an ongoing basis, we will work side-by-side with you to create, monitor and improve a customized marketing and pricing strategy to generate the maximum revenue from your rental properties.

Initial Setup & Onboarding

Unlike other travel agencies and vacation rental marketplaces, we're not focused on having the most listings, we're focused on having the best.

Currently, we only accept new partners on an invite-only basis. If you haven't received an invite but think we'd be a great fit together -- please feel free to contact us directly.

You only pay us a commission on pre-screened and confirmed bookings that we send and you accept. Since each partner we work with is unique - we negotiate and customize commission structures, rates and terms to each partner individually.

No. SoCoastal will absorb the development costs related to creating and updating your rental listings on our website.

Because the setup and onboarding process is unique to each partner we work with -- the exact details will vary. We'll work with you directly to get your listings published as soon as possible.

Managing Your Listings

Nope. We handle the entire rental listing creation and management process for each of your properties. We do this by using the data available to us via your reservation software.

Nope. We'll update your availability calendars and rental rates automatically. Typically, we'll refresh this data multiple times each day to ensure our guests see the most accurate and updated information for your properties.

Yup. Any new property that you add to your reservation system will automatically be added to your SoCoastal Account and listed on our website. We'll check for new properties once each night.

The Booking Process

You will be notified of all Booking Requests via Email and/or Phone.

Accept - Once a booking request has been accepted by you, we'll charge the guest's credit card and send you an email with the reservation details.

Decline - If you decline a booking request from our guest, we will release the authorization and you'll be required to submit a reason for declining.

Conditional - We'll use this only if there's further clarification needed on your end or ours.

Payments

We'll initiate payment to you within 48-hours after the reservation becomes non-cancelable. This is typically the same date as your current "Final Balance Due By" date.

Example: Let's assume you require your guests to pay the remaining balance due 30 days prior to the date of arrival. On the 29th day prior to arrival the reservation would become non-cancelable and we would initiate payment to you.

Payments are made to you from SoCoastal by Credit Card or Certified Check. In the event payment is made via Check, we will mail you a check along with a copy of the invoice for each confirmed and accepted booking. Typically, it takes 5 - 7 business days from the date of payment initiation for you to receive your check.

Note: We will be adding ACH payments soon.

Absolutely. You can view all invoices online through our accounting software. You'll be provided with a username and password for your account during the initial setup and onboarding process.
